Klipperant is located on a private smallholding in Bloemfontein. It offers a rural experience, yet the convenience of shopping, schools and hospitals within an 8km radius.
Nearby attraction includes the Botanical Gardens, Naval Hill, Planetarium and Oliewenhuis.

Facilities
The units have air-conditioning, uncapped WiFi, a Smart TV and Netflix. Each unit has its own patio and braai facilities, overlooking the beautiful garden.
Our 20KVA automatic power generator and secure under-roof parking will ensure a comfortable stay. Please kindly note that this is a non-smoking area.
Cottages
There are two unique cottages, tastefully decorated and equipped for your basic self-catering needs.
Stadsjapie is the perfect cottage for a couple with a child, while Plaasjapie can cater for up to 4 adults.
Booking
Check-in is available from 14:00 – 20:00 on the day of arrival.
Stadsjapie (2 adults) is from R1200 per night with additional space for a child / 3rd person (R300 extra), depending on availability.
Plaasjapie (4 adults) is from
R1800 per night, depending on availability.
A 50% deposit is required to secure the booking.
Plaasjapie Cottage
Plaasjapie
This cottage is ideal for a family of four or a few friends staying over.
The cottage accommodates up to 4 persons, with the option of an additional child under 12 years. There is an open loft area with 2 three quarter beds. An additional mattress is available for a child.
Downstairs offers a queen size bed that steps into the open plan lounge area with a fully equipped kitchenette.
The unit offers a separate bathroom with a bath, shower, basin and toilet. Towels and a hairdryer are provided.
Bed- & Living Area
The open plan area consists of 2 armed chairs and a Smart TV with Netflix and uncapped WiFi. The area is designed in a way that you can either view the TV in the comfort of your bed or from the living area.
There is an open loft area with 2 three quarter beds. An additional mattress is available for a child. Downstairs offers a queen size bed.
The cottage also offers air-conditioning.
Kitchenette
The open-plan lounge-area has a well-equipped kitchenette with a gas hob, microwave, kettle, toaster and fridge/freezer (bigger than a bar fridge).
Outside
The cottage has a lovely covered patio-area with equipped braai, table and chairs, and a view across the garden.
There is a secure under-roof parking area.

Stadsjapie
This cottage is perfect for a couple. It’s tastefully decorated and equipped for your basic self-catering needs.
Stadsjapie offers ideal accommodation for a couple with the option of a sleeper couch in the living space next to the kitchenette, for a child under 12 years.

Bed- & Living Area
The bedroom contains a double bed and open-en-suite facilities with a shower, basin and toilet. (keep in mind this bathroom will be shared with the child, if applicable.)
The lounge area features a sleeper couch with 2 chairs and a Smart TV with Netflix and uncapped WiFi.
The cottage offers air-conditioning in the bedroom and a roof fan in the living space.
Kitchenette
The open-plan lounge-area has a well-equipped kitchenette with a gas hob, microwave, kettle, toaster and fridge/freezer (bigger than a bar fridge).
Outside
The cottage has a lovely patio-area with equipped braai, table and chairs, and a view across the garden.
There is a secure under-roof parking area.

Terms & Conditions
Booking Details
Arrival & Departure
- Check-in:
Available from 14:00 – 20:00 on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival. No check-in will be made after 20:00. - Departure:
We ask that you please vacate your room by 10:00 in the morning of departure, leaving the keys in the key-box provided at parking or else if indicated. This is to enable the room to be prepared in time for new arrivals. Late check-outs may be charged for (20% of daily tariff). - Please note:
We have dogs that love humans and will not bother.
Accommodation Rates
- Stadsjapie – from R1200 per night for 2 persons (additional R300 for a child under 12 years to sleep on the sleeping couch).
- Plaasjapie – from R1800 per night for 4 persons (additional R300 for a child under 12 years to sleep on the mattress).
Reservations & Payment
- Reservations will not be confirmed until the booking form and proof of payment is provided to us at which time, we will send a confirmation form with relevant reservation details to the guest.
- A deposit of 50% is required to secure bookings and all payments should be done via EFT. The outstanding balance is payable prior to arrival.
- We have card facilities and EFT or cash payments are welcome.

Cleaning & Additional Services
- Cleaning services
Everyday cleaning of the units except for Saturdays, Sundays, and Public Holidays.

If you need cleaning on these days, contact the cleaners directly.
- The establishment operates on a self-catering basis and does not provide or arrange other services such as meals, transport, tours, functions, events, parties, babysitting, conferences and personal laundry.
Guest Cancelation
We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, understand that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.
- Less than 7 days prior to arrival
forfeit 100 % total amount - From 8 to 14 days prior to arrival
forfeit 100 % of the deposit - From 15 to 28 days prior to arrival
forfeit 50 % of the deposit - From 29 or more days prior to arrival
forfeit 25 % of the deposit
Security, Storage & Liability
- Although the establishment takes reasonable steps to ensure the safety and security of guests and their possessions, guests retain final responsibility for their own safety and security. Keep units locked and windows closed at all times.
- We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.
Plumbing & Electrics
- We have a French drain sanitary system, please do not flush foreign objects or woman’s sanitary goods down the toilet.
- Kindly switch off most lights when you’re not in a room. The outside lights of your unit work with a day-and-night switch, so please keep the switches with red stickers switched on at all times.
- We have a 20KVA automatic power generator that will keep your appliances running.
- Emergency water is available when the water supply from Bloemfontein is off.
Pets & Extra Guests
- Stadsjapie Kothuis accommodates 2 persons and 1 extra child under 12 years on sleeper coach at an extra cost (must be arranged prior to your booking with the host).
- Plaasjapie Kothuis accommodates 4 persons and 1 extra child under 12 years on a mattress at an extra cost (must be arranged prior to your booking with the host).

- Netflix is available.

Parking
- Secure under-roof parking is available for parking accommodating one vehicle and is situated on the property with electric fencing. Only one remote and set of keys is provided per unit.
- Vehicles should be parked strictly on their designated parking and no parking should be outside the gate.
Access & Keys
- You have access to the Cottage 24 hours a day throughout your stay using a set of keys given to you on arrival.
- You are responsible for the keys for the duration of your stay. Lost keys and remote will be charged at R400.00 per set.

On departure, leave keys in key-box provided at parking.
House Rules
- Each unit has a private braai on the patio. Please be considerate when it comes to noise levels. No loud music is permitted.

Do not use throws on beds outside the cottage, use fleece blankets in baskets provided on the patio.

No unruly matric groups, bachelor/hens’ parties, etc.

No raucous parties and/or large visitor groups (the cottages can only accommodate 6 persons per unit).

No loud music, loud talking or shouting especially after 22:00 and no visitors after 00:00 and Covid curfew.

Parents requested to control young children from any unruly and/or destructive behaviour;
- No fireworks to be let off on or around the property.
- No pets are allowed in the Cottage or on the premises.

Strictly no eating and drinking on beds; please use face clothes provided to remove make-up.

Don’t remove any crockery, cutlery, glasses, towels, linen, or blankets from the property.
- Smoking is NOT permitted within any part of Klipperant Kothuise. Please note that offending guests will be asked to leave immediately and may be liable for professional cleaning of any rooms.
Breakage
- Please take care of Klipperant Kothuise. You are responsible and liable for any breakages, damages or loss which you cause to the accommodation or its contents.
- Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly.
